Overall I liked it - keep listening
Listening, the beginning felt very choppy. I'm not sure how much was the narrator (it sounded like multiple narrators and/or as though short sections had been re-recorded and spliced together), and how much was the writing (short sentences, abrupt transitions) but by chapter 6 I almost gave up. I am happy that I didn't and by the end of the book I can say that I liked the overall story, I thought there were a few opportunities missed that could have added more creepiness or menace to the atmosphere, but I did like the way the end was written, and would/will read another book by the author.

Good story - worthwhile listen - but background noise galore!
The story was good - kept me interested from beginning to end - very little boring filler which is much appreciated. There was a storyline with the teacher that felt random, unnecessary, and unresolved but that was a tiny nit in the overall story.
Be warned if you get easily distracted by background noise. The narrator read each character well but you could hear kids screaming and yelling in the background through most of the book. It was quite distracting initially but I figured it was probably due to COVID forcing him to narrate while his kids were in the next room — I actually felt bad for him. Judging by this recording, they scream ALL DAY LONG. That said, after awhile they blended into the background and I didn’t notice them as much — the quality of the story and the way he narrated it made the kids easier to overlook.

Enjoyed this book
For a ghost story I find this book pretty good. I've been disappointed in so many ghost stories lately it was refreshing to understand the characters and enjoy the story. It held my interest and gave me chills at times. I'd recommend it.

Good!
The story itself was good, even though it was predictable. My only issue was the narrator who read anything that wasn’t a direct quote with a weird cadence and intonation. Like he was announcing things over a loudspeaker or for tv show or news program.

Just what i was looking for!
I'd never heard of this author before this novel and I'm glad I found him. He's very good about building suspense and keeping you on the edge of your seat. I loved the paranormal aspect to it - a fantastic "haunted house" listen. I'm a fan of Steve Frech now and already purchased his next audible/kindle book... and I mean BOUGHT it - i didn't use a credit. That's how happy I was with his writing. The narrator was just what the main character needed to bring him to life and you felt what the writer was intending you to (fear, excitement, anger, etc). I didn't hear a bit of background noise that another reviewer mentioned so that must've been fixed. There was just the sound of Harding's voice throughout.
A solid listen and worth every cent.

Good ghost story
I liked this story. It was the first I read from this author. The plot was well developed. Character dialogue was believable. Narration was okay about a 7/10. Narrator did good daughter and female neighbor voices which made listening to this book easier to follow. Narrator is not Scott Brick who can make a slow burn book interesting enough to finish by breathing new life into a book. The narrator for this one is good enough. The book has lots of twists and no plot holes that are distracting in some books. In the end the story pieces all came together in this book. Also the main characters and daughter are endearing. This makes the reader care about what happens to the characters.

Some spooky moments, disappointed in ending
Very disappointed in the ending. No mention of Caitlins teacher ( the possible romance) and the wonderful quirky next door neighbor was completely forgotten. The story itself was quite good but like so many books the endings fall flat.
